Getting run down in an otherwise very central area. Close to council flats = trouble.

The Management company "running" the building is useless. They won't action noisy neighbours or gangs of kids drinking, throwing bottles, littering and keeping the tenants awake at night time.

The car park is often shattered with broken glass and litter as there are gangs of kids using the entrance as a drinking parlor as it's a bit hidden from the more busy Grattan Street. During school holidays it gets worse and you can expect to be kept awake 2-3 nights a week and this does not include weekends. Had to call the Garda (Police) about 50 times in 24 months who came quite quickly, but the knackers came back as clockwork. The Management company ( didn't do anything to solve the problem other than telling tenants to contact the Gards. Poor.

Have woken up with the street on fire twice, which is not very nice. Again, it was a couple of the tracksuit kids from the city council flats around the corner...

Problems with very noisy neighbors as well in Grattan Court. Contacted the management company who actioned it in the beginning but lost interest and couldn't care or less in the end. Had to eventually move out after 4 years of piece and quiet as the last year (year 5) turned into a nightmare.

The building looked nice 5-6 years ago but is starting to show signs of dilapidation.

The only thing it has going for it is it's prime location and a convenience store 100 meters down the street.

Because of the development over the last year or so I would not recommend anyone renting an apartment unless you can sleep without the help of ear plugs AND you're fine with Brazilian techno music blasting at any hour of the day/night.
